How rent to own works when your credit or income is hard to document
Banks in Toronto often turn down buyers with a low credit score or self-employed income that looks thin on paper after write-offs. Rent to own gives those buyers a different route. You move into a home under a lease, pay an upfront option fee, and agree on a purchase price and a date, usually two to five years out. Part of each month's rent may be credited toward your eventual down payment. In that time you rebuild credit or build up two years of clean tax filings, then apply for a mortgage.
The five providers here say they work with bad credit or self-employed buyers. Before you sign, check these points:
- Is the purchase price fixed now, or set at the end of the term?
- Is the option fee credited to the price, and is it refundable if you can't close?
- How much of your rent is credited, and what happens to it if you walk away?
- Who handles repairs and property tax during the lease?
Have a real estate lawyer read the agreement. Don't rely on the provider's lawyer.
Our scoring weighs these terms, along with transparency and buyer feedback, so you can compare providers on the same footing. The full method is on our methodology page. To see how all providers rank, go to the ranked guide to rent to own home providers in Toronto.
