Rent-to-own on a new build or condo lets you move in as a tenant, pay rent plus an extra monthly amount toward a future deposit, and buy the home at an agreed price once the term ends. In London, that usually means a flat in a recent development in zones 2 to 4 or a commuter-belt scheme, often with a lease of two to five years.
What to look for
Start with the purchase price: is it fixed now or set at market value later? Check how much of your monthly premium is credited to the deposit, and whether it is refunded if you walk away. For flats, ask about leasehold length, ground rent, service charges and cladding or fire safety (EWS1) status. Confirm who owns the property, whether a mortgage lender has consented to the arrangement, and what happens if the provider runs into financial trouble. Have a solicitor read the option agreement before you sign.
