How rent-to-own works for new builds and condos
A rent-to-own deal lets you move into a home, usually a new townhouse, a pre-construction unit or a condo, and pay rent while you build toward a purchase. Part of each payment is typically credited toward your down payment. You agree on a purchase price and a buying date, often two to five years out, and pay an upfront option fee.
New builds add a wrinkle: closing dates can slip, and the builder, the program provider and the lender may all be different parties. Condos add monthly fees and status certificates to read.
What to look for
- A purchase price fixed in writing, or a clear formula for setting it.
- How much of the rent credit and option fee is refundable if you don't buy.
- Who handles repairs, condo fees and property tax during the rental term.
- Whether a lawyer you choose reviews the agreement before you sign.
- A realistic plan for qualifying for a mortgage when the term ends.
