Lease option contract review before you sign
A lease option is a contract first. Most disputes come from clauses buyers did not read, so slow down before you pay an option fee.
- Option fee: is it credited to the price, and is it refundable?
- Purchase price: fixed now or set by appraisal later?
- Default: what counts as a missed payment, and do you lose your credits?
- Repairs and taxes: who pays during the lease?
- Registration: can your option be registered on title?
Have a real estate lawyer in Ontario read the agreement. Pick providers who answer these questions plainly and in writing.
What it costs
A lawyer's review is a separate cost from the deal itself. The deal costs are driven by the option fee, rent premium, purchase price and term. Ask the lawyer for a fee quote up front.

FAQ
- Do I need a lawyer?
- It is strongly wise. A lease option is a binding contract with money at stake, and a lawyer can spot unfair terms.
- What if I cannot buy at the end?
- Often you lose the option fee and any credits. Check the contract for extensions.
