Down payment

A down payment is the upfront portion of a home's purchase price that the buyer pays before the rest is financed or settled under the purchase agreement. In Ontario rent-to-own deals, part of the monthly rent paid during the lease period may be credited toward this amount.

A down payment is the lump sum a buyer puts toward a home at the start of a purchase, usually expressed as a percentage or dollar amount of the agreed purchase price. In a conventional sale, it is paid on closing day and the remaining balance is borrowed from a lender. The down payment shows the seller that the buyer has money at stake, and it reduces the amount the buyer needs to finance.

In rent-to-own arrangements, the down payment works a little differently. The buyer typically rents the home for an agreed term with an option or obligation to buy at a set price. Some agreements set aside a portion of each monthly payment as a rent credit, and that credit can be applied toward the down payment when the buyer exercises the purchase. How much of the rent counts, and whether it is refundable if the buyer walks away, depends entirely on the written agreement, so the terms should be read closely before signing.

The down payment matters because it affects both sides of the deal. For buyers, a larger upfront share usually means a smaller mortgage and a clearer path to closing. For sellers and providers, it signals commitment and helps protect against default. Ontario rent-to-own contracts vary widely in how they handle this money, so the difference between a rent credit, a deposit, and a true down payment is worth confirming in each case. You can compare providers in the rent-to-own homes category to see how different businesses structure their agreements.

Note that a down payment is separate from closing costs and from the purchase price itself. Keeping those three ideas distinct helps buyers read contracts accurately.

The term is a useful starting point for anyone learning about rent-to-own financing, since most other terms in this area, such as rent credit, option fee, and purchase price, relate back to how the upfront share is handled.
